This detailed three-part on-demand series provides practical tips for developers, investors and professionals who own a development site, or are considering purchasing or investing in one and are trying to understand the planning potential of the site and any value uplift they might be able to achieve.

Anne is a Director in the Hotel Advisory team and is based in Birmingham. Anne’s experience includes working with investors, owner / operators, brands, financial institutions, government agencies and managing operating companies.

Jane Lees is an Executive Director of CBRE Hotels and Head of the Hotel Valuation team for the EMEA region. Specialising in Hotel Valuations, Jane offers over 20 years of extensive experience in the corporate real estate business. Prior to joining CBRE Hotels Jane led the healthcare valuation team at Colliers International. Jane has spent time working in Hong Kong within the valuation team at Jones Lang LaSalle. She undertook valuations in Hong Kong, China and the Philippines, primarily dealing with large mixed-use developments incorporating hotels, retail, offices and residential.

  • Current considerations for hotel valuations – e.g. inflation, staffing, increased operating expenses.
  • H2 2022/ 2023 trading outlook – impact of recession, increasing pressure on household incomes, impact on the staycation market.
  • Investment market – transaction activity. Are there any active sectors? Impact on hotel cap rates/values.
  • Debt market – which lenders are still active in the hotel sector?
  • Local authorities - council intervention to deliver hotels.

Lyslee is an Associate Director in CBRE’s hotel investment team. 
Prior to joining the Hotel Investment Team, Lyslee worked with the Hotel Valuation team. Lyslee has a track record experience in leading large scale cross-border portfolio and large single asset instructions. In addition, Lyslee also involves in fixed income and ground rent transactions and buy side advisory. 

Chris joined Avison Young in 2022 as an Associate Director following successful stints within agency departments in both Yorkshire and more recently, the Midlands. His career to date has spanned a range of sectors with a focus on Industrial property, through which he has acted on behalf of a wide variety of local and corporate clients. 

His focus is predominantly on the freehold and leasehold disposal and acquisition of industrial property and land. 

The industrial sector has experienced huge growth in the past few years, driven by the pandemic and a massive increase in products purchased online. Rents and capital values have soared.  

But is it a bubble about to burst? Will warehouse space remain in high demand and drive both rents and capital values even higher? Will higher interest rates rain on the parade?
